Care Build Group provides fully-funded new build development solutions to operators and investors within the elderly and supporting the living sector. 


The company was founded by Ashley Cooper and Steve Day, together they have over 40 years’ experience in delivering projects within the Care Sector.  Their aim is to provide a bespoke design and delivery service on new build Care developments, allowing their clients to have full control of the scheme whilst omitting the inherent traditional funding and development risks.


Ashley’s background is as a Fellow of the Royal Institution of Chartered Surveyors and has been providing Projects Management, Costs Management, and Technical Due-Diligence services to a wide range of Clients within this specialist sector and has advised on over 150+ Care related developments.  He is also the Founder and Senior Partner of Edward Cooper Young Chartered Surveyors.


Steve's background is in construction and has delivered over 30 plus new build Care Facilities to a wide range of clients within the sector.  Steve’s technical ability and practical approach to construction enables Care Build Group to offer their bespoke delivery service to its Clients.  He is also the Construction Director of Wynbrook Limited.

Our team of selected Architects, Structural Engineers, Mechanical & Electrical Engineers, and Chartered Surveyors will design your own bespoke facility including the interior design elements under our umbrella.

Fully funding schemes up to Practical Completion


We can fully fund any scheme from land purchase through the design process to final handover including loose fixtures and fittings fitout.. We only require a 10% deposit at the commencement of build once all the design and specifications has been agreed with the final payment at final handover.

Full design warranty package


You will receive a full security package of Collateral Warranties from the key parties of the construction team including: Main Contractor, Employer’s Agent, Architect, Structural Engineer etc. thus protecting and maximising the end-user’s asset.



We believe in giving our Clients flexibility in delivering the right scheme for them in a way that suits them. Just like the Care Homes we deliver; every scheme is different and has its own unique requirements. Given the way Care Build Group is structured we can offer the flexibility our Clients require both in design process or how the scheme is funded. One size does not fit all!

Site Offer

We will provide an outline proposal following securing a site that is of interest to our Clients. This will include agreeing Head of Terms based upon a base design, specification, and total cost per bed.

Design & Specification Offer & Agreement


We will provide an outline proposal following securing a site that is of interest to our Clients. This will include agreeing Head of Terms based upon a base design, specification, and total cost per bed.

Development Agreement - Sign Off


The formal development agreement will be prepared and executed prior to the formal planning permission being submitted. All agreements are subject to a successful planning permission being obtained. Once planning permission has been received, the 10% deposit for the development is due.

The Build


The build process is undertaken. Our Clients are invited to every formal monthly site progress meeting to review programme and progress.

Loose Fixture Fitting & Equipment Fitout


During the build process the interior designer will be procuring the agreed fit out elements of the build which will be installed prior to final completion of the scheme.



The final completed Turnkey development will be handed over to the Client with full Operational and Maintenance Manuals issued and hands on training on how the build works and operates.

We are also happy to work with Clients who already have land secured and require only a Develop and construct service.



We are always interested in land for our future schemes. Please see below our requirements:
1 to 2 acres plug
Road frontage preferable copy
All areas of the UK considered
Can be part of a larger mixed use regene

We are happy to pay introduction fees and have the availability to make quick decisions on any land offered.  We are ‘Cash Buyers’ and can move very quickly to complete any potential land deal.


We are also interested in working with landowners on a JV basis to deliver schemes to our Clients.
